Vacation Home Closing and Opening Checklist for the Off-Season

By MAXORI Studio · Updated 18 October 2026 · 6 min read

Closing and reopening a holiday property once a year depends on memory: water left on, food left behind, a neighbour not told, or a check forgotten on the first day back. A written checklist turns that into a routine you can tick off. This guide gives you the areas to cover when closing and opening. These are general prompts, not instructions: adapt them to your property, local rules and equipment manuals, and ask a qualified professional where needed.

Make a closing plan first

Before the first task, write down the basics on one page: closing date, who holds a key, who to inform, and where the water, power and gas shut-offs are. Whoever opens the property next season, or helps in an emergency, will thank you.

Closing: six areas to walk through

Work room by room or by system, and tick each task with a date and your initials.

AreaWhat to think about
WaterShut-offs, taps, boiler or tank, in line with your equipment manuals
Power and appliancesWhat stays on, what is unplugged, fridge and freezer
Kitchen and foodPerishables removed, cupboards sealed, bins emptied
Rooms and linenBedding and towels washed and stored, mattresses and windows
Outdoors and poolFurniture, plants, gutters, pool cover, as your place requires
Security and peopleLocks, alarm, keys, neighbours and cleaner informed

Think about your climate

A cold place and a hot, humid one need different attention. In cold places think about frost and damp; in hot, humid places think about mould, pests and airing. These are prompts only: the right steps depend on your region and building.

Opening: five steps in order

Reverse the process, and log what you find, not only what you do.

  1. First look: walk through before touching anything, noting damage, leaks, smells or pests.
  2. Restore water and power in order, following your manuals.
  3. Test equipment: appliances, heating or cooling, smoke and safety devices, Wi-Fi.
  4. Deep clean and restock: linen, kitchen basics, consumables.
  5. Outdoors and people: garden, pool, access, and tell your contacts you are open.

Keep a record and check the paperwork lines

Keep a dated copy of the signed-off closing page and note anything you found on opening. Comparing it next season saves time. Add reminders for insurance, utilities and local rules, but remember this is not legal, insurance, health or safety advice and no checklist guarantees an outcome.

Questions

What should be on a vacation home closing checklist?

Water, power and appliances, kitchen and food, rooms and linen, outdoors and pool, security and the people to inform, each with a tick box, a date and initials.

When should I start closing the property?

Allow a day or two, and do the shut-off and food tasks last. Start the plan earlier so contacts and keyholders are informed.

Does the checklist replace a professional?

No. It is a memory aid. For plumbing, electrics, gas or pool systems, follow the manuals and ask a qualified professional.

Why keep a copy from last season?

It lets you compare what you found on opening with how you left things, and spot repeated problems.
