How you use it
- Download and extract the ZIP to a folder on your computer.
- Open OPEN-MAXORI.html in your desktop browser and pick your language.
- Add your properties or rooms, then add reservations: the planner checks for date conflicts before saving.
- Use the calendar, dashboard, reservation list and guest history to follow your stays.
- Save a Planner File backup regularly and keep it somewhere you control.
Questions
Is this the same as MAXORI's online Booking Planner?
No. This is a one-time downloadable file that you open in your own browser, with no account. MAXORI's online software is a separate subscription service. Nothing in this download connects to it or to any account.
Does it need internet or an account?
No. After you extract the ZIP and open OPEN-MAXORI.html in your browser it works offline, with no account.
Where is my data stored, and how do I back it up?
In the browser on the device where you use it. Use Save Planner File in Backup / Settings to download a JSON copy, and Open Planner File to restore it. It does not sync automatically between devices.
Does it sync with Airbnb or Booking.com?
No. You enter reservations manually. Booking channels are labels you choose, each with an optional commission percentage.
Which languages are included?
The app interface and the 7-page how-to PDF are provided in English, Italian, Spanish, French and German.

Requirements
A desktop web browser able to open a local HTML file with browser storage enabled; no internet connection, account or installation needed to use the app. It was loaded and tested in a Chromium-based browser; other browsers, tablets and phones were not verified. Any PDF reader for the guides.

Good to know
- This is a downloaded file that runs offline in your browser, not an online service: there are no accounts, no cloud, no sync between devices or people, and no updates delivered to the file.
- Your working data is saved in the browser on the device you use. Clearing site data or switching browser or device can leave the planner empty, so save Planner Files regularly; moving data between devices is manual.
- Not a channel manager: no live connection or calendar sync with Airbnb, Booking.com, Expedia, Vrbo or any other platform, and no payments, invoicing or automatic reminders. Reservations are entered by hand.
- The conflict check covers overlapping dates on the same property or room only.
- Amounts, commissions, occupancy and ADR are planning estimates from the figures you enter; the planner is not accounting or tax software.
- For your own use as a host; no resale or redistribution.
This is a downloadable digital product, not online software. It does not need an account and is not part of the MAXORI Software subscriptions.
