Questions
Is this an Excel or Google Sheets template?
No. It is an app that opens in your desktop browser. It can export an Excel report with the calculated values and produce a printable report you can save as PDF.
Does it connect to Airbnb or Booking.com?
No. You enter bookings manually or import a CSV with the supported columns: Property, Channel, Check-in, Check-out, Guests, Revenue, Commission and Cleaning.
Where is my data stored?
Locally in your browser. Export a JSON backup regularly to protect and move your records.

A desktop browser with local file access and storage enabled. Software able to open the exported XLSX report. No subscription or cloud account.

Good to know
- It is an offline browser app, not an editable Excel or Google Sheets tracker: the Excel export is a report snapshot without formulas.
- No cloud sync and no live connection to Airbnb, Vrbo, Booking.com or your bank: bookings are entered manually or imported from CSV.
- One currency per workspace; amounts are not converted.
- Data is stored in your browser on your device: keep JSON backups. Files do not sync between devices or team members.
- Occupancy assumes every property is available all period; blocked nights and overlaps are not reconciled.
- An organizational and reporting tool, not certified tax or accounting software.
This is a downloadable digital product, not online software. It does not need an account and is not part of the MAXORI Software subscriptions.
